After the real estate industry was deemed essential in New York state, people started asking questions.

How can you show homes?

How do closings work?

What happens at the appraisal and inspection?

A Time to Innovate

Like every other essential business, the real estate industry is pivoting and innovating to meet the needs of their clients and communities.

“Being an ‘essential’ industry does not mean business as usual — business can only be conducted if social distancing and other public health protocols are followed and all must be doing everything they can to help stop the spread,” a spokesperson for Empire State Development Corporation said in a statement.

The Lenard Team is working to meet the needs of the buyers and sellers we represent. While in this health crisis, safety is our main priority, but we are also here to serve the people in our community. Here are some of the ways we are working with clients virtually.

Virtual Showings

For all of the properties we represent, we can set up virtual showings. Zillow 3D Home allows us to film virtual tours of homes, and Ricoh Theta helps us capture 360° views of each room.

Video technology, including FaceTime and Zoom, enables us to walk a buyer through a property, while talking about needs and wants in real time.

Offers, Negotiations, and Paperwork

All of our discussions can take place on the phone, video call, or email. Any paperwork that needs a signature can also be done using an e-signature platform. Even the closing can take place virtually.

Inspections and Appraisals

Inspections and appraisals are being conducted with great precaution. Your real estate agent will let the appraiser or inspector in (wearing a mask, gloves, and sanitizing before and after).

If you are not familiar with any of the technology we use, no need to worry! We are here to walk you through every step.

Whether you need to buy or sell, or are thinking about making a move in the future, we are here for you!
